Does our HOA or CDD need to sign off before you build?
Fleming Island has planned communities where architectural approval is required. We give you the detail you need to submit, and wait for approval before we order material.
Is lakefront exposure different from oceanfront?
Yes — less salt, but more sustained humidity and bug pressure. It changes what mesh we'd recommend more than it changes the frame.
Our lot slopes toward the water. Does that affect the build?
It can affect drainage and how we tie the enclosure into the existing slab. We look at where water runs before designing so runoff doesn't end up pooling against the frame.
Is Fleming Island permitted the same way as Orange Park?
Yes — both are Clay County, so it's the same permitting authority and the same process for us.
